The client is one of the largest real estate developers in Vietnam. Its main business activities include development of holiday resorts, attraction parks and luxury residentials. With the growing business in recent years, the company aspired to take on a large-scale development and develop it into the next milestone in the company’s history. Working with a group of consultants comprised of top architects, engineers and business strategists, the client has determined to establish a regional master plan for the land bank along Red River, Vietnam. The consultant team had developed a concept masterplan including land use strategy, flood control strategy, infrastructure plan and socio-economic impact assessment to justify the feasibility of the development.

Having been working on some of the most famous development in Vietnam, the client wanted to create a masterpiece development that fortify its position as top real estate developer in Vietnam. The client had targeted the land bank along Red River as the best location for its next big project. The project site is situated in the heart of Hanoi city – the capital of Vietnam and spans across a length of 40+ km. Despite the project site has long suffered from the periodic flood issues, its strategic location and vast quantity of land bank makes it a perfect location for a large-scale integrated township development provided the flood issues can be resolved.
A consultant team comprises of a global Top 5 Architecture and Design firm and a Netherland-based engineering consulting firm were appointed to jointly deliver a multidisciplinary study that covered master planning, architecture design, environment impact assessment, floor mitigation strategy, and socio-economic impact assessment.
Key Outcomes
The team begin by looking at the existing socio-economic level and environment status along the project sites. After assessment on the economic activities, income level, education level and employment prospects, the team managed to identify a basket of high impact and catalytic projects that could spur the economic growth at project site.
One of the keys to project’s success was the flood mitigation strategy. The periodic flood has been plaguing the project site for years and the existing dike can only protect certain parts of the cities during flood season. Hence the project team has came out with strategies to stabilize the riverbanks while creating several floodable developments within the flooding zone that can are usable during flooding seasons. With this innovative design, the masterplan can then maximize the socio-economic benefits and construction value of the whole development.
Another important facet of the project was to address the environmental issues relating to conservation of cultural and traditional values. The project site was the home to many monuments, temples and historical sites. Considering the nature of tourism hotspot of Hanoi city, the masterplan leveraged on these cultural sites to create more tourism attractions that would drive tourism traffic to the region.
By the end of the project, the consultant team had formulated a masterplan with socio-economic development strategy and flood mitigation plan that shall achieve the goals of moving Hanoi towards a more sustainable and resilient future, and ultimately be the cornerstone of the future Hanoi Construction Master Plan by contributing to socio-economic growth of the city.
