Description of Project
Client
The client is a Government-Linked Company in Southern Malaysia, with primary business in property development and asset management.
Background
The client is assessing the potentials of two sites of size around 110 acres to 150 acres in Bukit Gambir, Johor for the establishment of industrial park.
Both of the potential’s sites are strategically located in the Tangkak district, Johor which lies close to the neighbouring state of Melaka, especially to Jasin town and about half an hour drive from Melaka city centre.
Challenges & Expectations
Johor State Government aspirations to position the State as the nation’s main food production hub and helps to resolve the food security challenges and trying to turn the state into a premier hi-tech agrofood and processing hub.
The proposed Johor State government also has set a target to reduce carbon emission by 50% by 2025.
Our Role on the Project
Scope of Services
We appointed by the Lead Consultant as the Business Consultant, we were tasked to conduct the detailed market study, economic strategy and financial feasibility for the project.
Solutions/Outcomes Delivered
Conducted a detailed site assessment to identify the economic activities of the project sites.
Conducted the industry value chain analysis on the project sites by mapping the value chain and ecosystem within the proximity of the study area.
Carried out the international benchmarking to establish the best practices of industrial park around the world.
Identified the Promoted Industry which have higher likelihood of success for the sites by evaluating both the internal and external driving factors.
Proposed the developments components and the possible plot size within the Industrial Park and a list of implementation plan that would guide the client through the project implementation process.
