Project: Development Management For Retail Mall

A modern sub-urban retail development in the new Setia Alam township. It is the first retail mall in Malaysia to be certified by the Green Building Index.

 

FULL STORY

Three key performance indices were set at the beginning of the project, which are completion within time, cost and in full compliance to the environmental, health and safety compliance.

The client is a JV Company between an Investment Fund and a professional asset management company. In order to fulfill its high requirement on stakeholder’s return, the project team had to comply and satisfy the requirements of both JV partners in the delivery of the project especially the financial parameters of the project feasibility.

As the tenancy spaces were progressively leased, the tenant requirements had to be incorporated during construction which resulted in various coordination issues and budget constraints. The tenancy design guidelines and management of tenant requirements within the specified time and budget needed to be coordinated with the base building design and construction while maintaining the budget, schedule, quality and safety of the project delivery.

KEY OUTCOMES

With a demanding and aggressive schedule, a total of 30 Trade Packages were managed on a fast-track basis and undertaken concurrently with the leasing of the tenancy spaces.

The project was completed on time, well within the approved budget and in full compliance to the environmental health and safety parameters. The opening of the mall was carried out as planned in May 2012.

The project won the FIABCI World Prix D’ Excellence Award for Retail Category in the 2014 Awards in Luxembourg. The project was also certified with the GBI Gold award by the Green Building Index and won the Gold Safety Award from the Malaysian Society of Occupational Safety & Health.
