Client
The client is a property developer listed on Bursa Malaysia. Its principal business activities are development for commercial and residential projects in Southeast Asia.
Background
The client own a land of parcel of size ≈ 70 acre in a major city in Southeast Asia. Working with the state government, the client is aspired to develop a transit-oriented development (TOD) that will maximise the land value of the project site.
Challenges & Expectations
The client wishes to conduct a real estate market study around the project site to ascertain the market demand and strategise the pricing model for the development.
In view of the huge capital requirement for the development, the client would like to explore for various development models available, to reduce the upfront investment required and maintain a reasonable level of return.
Our Role on the Project
Scope of Services
We were engaged to provide the following services:
- Conduct a real estate market study
- Build a project level financial model
- Advise on the development & investment structure for the project
- Assess the socio-economic benefits
Solutions/Outcomes Delivered
- Developed a 30 years financial model to examine the financial viability of development options for a ≈ 70 acres rail station mixed-development with commercial, residential and retails components
- Formulated Land Value Capture (LVC) strategies for cost recovery and value optimization by recommending strategic components development
- Conduct high-level socio-economic assessment on the development site and its surrounding areas
- Develop high-level implementation actions plan at various quantum
- Propose possible incentives/subsidies required to facilitate the strategies
- Develop business model and governance framework to guide the implementation process
