Client
The client is an investment holding company incorporated in November 2006 to catalyse the strategic development of Iskandar Malaysia in Johor.
Background
The company’s required to develop a comprehensive business plan and financial feasibility to develop a land of 61.89 acres with the concept of International Convention City.
Challenges & Expectations
In March 2024, the client’s team undertook a re-masterplanning exercise titled Strategic Reinvigoration/Replanning & Promotional Programming for Medini, Iskandar Puteri, delivered in collaboration with Veritas Design Group and 27Advisory.
Among the catalytic projects identified in the Medini Innopolis Master Plan is the International Convention City, envisioned to capitalize on the rising MICE trends in the post-COVID era.
Our Role on the Project
Scope of Services
The project scope involves developing a business plan, conducting market and financial feasibility analyses, and creating a strategic roadmap for the development. It includes workshops to define project vision, evaluating market trends, formulating value propositions, and designing a financial model to assess economic viability.
Additional activities cover branding, marketing, and market sounding to identify potential investors, operators, and tenants, ensuring the project’s alignment with strategic goals.
Solutions / Outcomes Delivered
The solution delivers a robust business plan and financial model to evaluate plot-level viability, supported by strategic recommendations on project components, branding, and marketing.
It includes socio-economic impact analysis and presentation materials to gain management and Board approval, ensuring a well-structured, economically sound, and market-aligned development strategy.
